I started out looking for a house with great views in Durango, CO. The views were the main attraction for me. Then I had the chance to visit Brown Dog Ranch–the views are phenomenal! It was like being in heaven.
The community is nicely sized and has 15 lots. The building area is flat, which is great, and the roads getting there are very good. It’s very secluded but it’s also close to Telluride, so you have the best of both worlds. It has a lot of good things going for it.
I’m planning to use the property for personal use and investment. Right now I’m thinking I’ll build, live there for a few years or more, and hopefully get a good return on my investment if I decide to sell in the future.

The Dolores River is good and there are also some local creeks. If you’re into fly fishing, I’d suggest visiting http://www.duranglers.com to learn more about local opportunities. For lake fishing, http://www.durangoresortonlake.com/fishing.html is a good resource.
